What We Need From You
Maintenance and Repairs
We will manage the property on a day-to-day basis, but you are responsible for making sure that any necessary repairs are done (like to the heating system). You must also make sure that the rented accommodation is safe and free of all hazards, like asbestos.
Legal Compliance
We need to see your most recent gas, electrical safety, energy performance and PAT certificates before we can sign the lease agreement. If your property is in a block of buildings, we will also need to see a valid Fire Risk Assessment Certificate.
Property Standards
Oliver Landon is committed to providing and maintaining high quality accommodation for tenants. We expect all our residential let properties to meet a minimum criterion, including being clean, well-maintained, free from damp, have functional plumbing and heating systems, and be fitted with operational smoke alarms, heat detectors and CO2 monitors.
Government Regulations
The following government regulations must be met for your property: Landlord and Tenant Act 1985. Visit https://www.legislation.gov.uk/ukpga/1985/70 for full details.
Mortgage or Leasehold
To start letting your property, you first need to notify your bank or building society and get written permission from them.
Buildings Insurance
Buildings insurance protects against any loss or damage to the physical structure of a building, as well as fixtures and fittings that are permanently attached. We require all landlords to have buildings insurance and provide us with information about their policy when requested.
